For honest and ethical appraisals, trust Feasel Appraisal

Appraising is a profession, and appraisers are professionals. Requirements to become a licensed appraiser have become more difficult than ever in the past. That's why it goes without question these days that real estate appraisal can unquestionably be considered a profession rather than a trade. As with any profession we are bound by ethical considerations.

We have many obligations as appraisers, but first and foremost we answer to our clients. Typically, for a regular residential appraisal, the lender (or an agent of the lender) places the order to the appraiser, becoming the appraiser's client. It's important to know that a lot of elements pertaining to an assignment are to be discussed exclusively with the appraiser's client. So, as a homeowner, if you would like to obtain a copy of the appraisal document, you generally have to get it through your lender instead of the appraiser.

Other obligations include numerical accuracy depending on the scope of the assignment, attaining and sustaining a certain level of competency and education, and of course, the appraiser must behave in a professional manner. Here at Feasel Appraisal, we take these ethical responsibilities very seriously.

Appraisers will often be obligated to consider the interests of third parties, such as homeowners, buyers and sellers, or others. Those third parties normally are defined in scope of the appraisal assignment itself. An appraiser's fiduciary roll is limited to those third parties who the appraiser is aware of, based on the scope of work or other written parameters of the order.

Feasel Appraisal has an established reputation for performing appraisals with the highest of ethics. To learn more, contact us.

Appraisers also have standards outside of boundaries of with whom we share information For example, appraisers must store their work files for a minimum of five years - at Feasel Appraisal you can rest assured that we abide by that rule.

We meet or exceed the industry standards and mandates set in place for ethics. We can't accept anything less from ourselves. Working on assignments based on contingency fees is never an option. In other words, we can't agree to do an appraisal report and base our pay upon coming up with a particular value conclusion. There's an obvious conflict of interest if an appraiser can report an unsubstantiated value and then get paid more money! We set ourselves to a higher standard.

Finally, the Uniform Standards of Professional Appraisal Practice (or simply "USPAP") also describes a violation in ethics as accepting of an assignment that is contingent on "the reporting of a pre-determined result (e.g., opinion of value)", "a direction in assignment results that favors the cause of the client", or "the amount of a value opinion" in addition to other situations We follow these rules to the letter which means you can be assured we are going above and beyond to provide an unbiased determination of the home or property value.

With Feasel Appraisal, you can be assured of 100 percent ethical, honest service.
